IT parks and SEZs on OMR: TIDEL, ELCOSEZ, SIPCOT Siruseri, and renting in an SEZ

Chennai's IT corridor, its government parks, and what changed for companies renting SEZ space.

OMR in brief

Old Mahabalipuram Road, renamed Rajiv Gandhi Salai, is Chennai's IT corridor. Its first phase, 20.1 km from Madhya Kailash to Siruseri, was widened to a six-lane road with service lanes and opened on 29 October 2008, run by IT Expressway Ltd, a TNRDC company. The road carries on south to Mahabalipuram.

Around them, private parks and standalone buildings line the road from Perungudi to Navalur, and most of OMR's office space is in them.

SEZ space, and renting it as a non-SEZ company

A Special Economic Zone carries tax and duty benefits for units approved in it, and rent to an approved SEZ unit can be zero-rated for GST. A tenant that isn't an SEZ unit pays GST at the usual 18%.

Until December 2023 a company that wasn't an SEZ unit couldn't sit in an IT SEZ's processing area. The SEZ Rules were then amended so a developer can set floors apart as a non-processing area for non-SEZ IT and ITES companies, and a follow-up instruction covered their power supply.

Ask whether the floor you're offered is SEZ or set-apart non-SEZ space.
Ask what that means for GST on your rent, and for any approvals you need before moving in.

The metro on OMR

Metro Corridor 3 runs along OMR to SIPCOT Siruseri. By August 2026 about 10.5 km of track was down from Nehru Nagar to Karapakkam, but CMRL hasn't given an opening date: see Chennai Metro Phase 2. Today the MRTS suburban line serves Taramani and Perungudi.

Can a non-SEZ company rent office space in an SEZ?

Since December 2023, yes, on floors the developer has set apart as a non-processing area for non-SEZ IT and ITES companies. Ask which kind of floor you're being offered.

Is there a metro on OMR?

Not yet. Corridor 3 is under construction along OMR; the MRTS serves Taramani and Perungudi.
