What deals close at
Knight Frank's H1 2026 report gives the ranges deals actually closed at:
| Area | Transacted rent | In a year |
|---|---|---|
| CBD (incl. Anna Salai, T Nagar) | ₹70–95 | +1% |
| SBD (Guindy, Mount Poonamallee Road, Porur) | ₹75–100 | +4% |
| SBD OMR (Perungudi, Taramani) | ₹80–125 | +8% |
| OMR beyond the toll, GST Road | ₹58–75 | +3% |
The two reports measure different things (asking against transacted) and draw area lines differently, so quote the source with the figure. Neither publishes Grade B rents, which are lower; SNE can tell you what a particular building goes for.

Why do the reports disagree?
One gives asking rents, the other the rents deals closed at, and they group areas differently.
Are these per carpet square foot?
Office rents are normally quoted on the chargeable (super built-up) area; the reports don't always say. See the carpet area guide.
What about Grade B offices?
The big firms don't publish Grade B rents. They're below these figures; ask SNE for a particular building.
