In short
- Four belts: the north (Red Hills, Puzhal, Madhavaram), the west (Ambattur to Poonamallee), the south-west (Sriperumbudur, Oragadam) and GST Road to the south.
- The 62 km Outer Ring Road links them, from Vandalur to Minjur, fully open since February 2021.
- SIPCOT's parks at Sriperumbudur and Oragadam anchor the south-west; Oragadam has no land left to allot.
- Check the floor load, clear height, docks, truck access, power and fire NOC before you sign.

The roads that matter
The Outer Ring Road (62 km, built by CMDA) meets GST Road at Vandalur, the Bengaluru highway at Nazarathpet, CTH Road at Nemilichery, the Kolkata highway at Nallur and the TPP Road at Minjur. It keeps trucks for the ports and the highways out of the city, which is why the belts grew along it.
The Chennai Peripheral Ring Road, about 133 km from Ennore to Mamallapuram, is being built in five sections. Some are open; press reports put the rest between 2028 and 2030, and its length and cost differ between reports.
The Bengaluru–Chennai Expressway is open in parts; its Tamil Nadu section was reported stalled at about 53% in 2026, with a full opening likely in 2028.
The second airport planned at Parandur, west of the city, was dropped by the Tamil Nadu government on 24 August 2026. Plans that leaned on it may change.
SIPCOT's industrial parks
SIPCOT, the state's industrial development body, runs about 50 parks across Tamil Nadu. Around Chennai they include Siruseri, Sriperumbudur, Oragadam, Irungattukottai, Pillaipakkam, Vallam Vadagal, Thirumudivakkam, Gummidipoondi, Mappedu and Thervoykandigai.
- Sriperumbudur (1998): on NH-48, 35 km from the airport and 45 km from Chennai Port; electronics and mobiles.
- Oragadam (1997): 28 km from the airport; cars, two-wheelers, tyres and a medical devices park. SIPCOT shows no land left to allot, so new space there is in existing buildings and private parks.
What to check before you sign
- Floor load: how many tonnes a square metre the floor takes, against your racking and forklifts.
- Clear height at the eaves and the centre: it decides how high you can stack.
- Docks and ramps, and whether a 40 ft container can turn in and wait off the road.
- Power: the connected load in HP or kVA, and a backup generator if you need one.
- Fire safety: a warehouse comes under the fire rules whatever its height: see fire NOC and occupancy certificate.
- Approved use: ask for the planning permission showing the building may be used as a godown.
- The lease: a deposit above three months must be written into the agreement, and the agreement goes to the Rent Authority within 90 days: see registering a commercial lease.
